What a full home renovation includes
A full renovation involves the whole home: before starting, we define what is changed, what is kept, and which materials and finishes the works will use.
What goes into your renovation is set out in the itemised quote. Depending on the project, it usually covers these five areas:
Demolition, building work and layout
Removal of whatever is not kept, new partition walls if the layout changes, chases, false ceilings and wall preparation.
Electrics, plumbing and air conditioning
Electrical installation, light points and sockets, water supply and drainage, ventilation and air conditioning, depending on the starting condition.
Kitchen, bathrooms and wet areas
Waterproofing, wall and floor tiling, sanitaryware, taps, kitchen units and worktop, with the models you choose.
Floors, joinery and finishes
Flooring, doors and wardrobes, skirting boards, paint, lighting and switches.
Permits, waste and site organisation
The procedures the scope requires, removal of debris and protection of the building’s common areas.
A full renovation does not mean removing everything: arches, mouldings or interior joinery that give the home its character can be kept if this is decided at the start. That is what we did in this old flat in the Eixample

What changes the price
Two homes of the same size can cost very different amounts. In a full renovation, these matter most:

If only the finishes are updated and the installations and spaces as a whole are not touched, it is no longer a full renovation. That kind of update can fall into other price ranges.

Project Manager
Your point of contact throughout the project. Coordinates with you the scope, the quote, the contract, the materials, any changes, the timings and communication between you and the site.
Site manager
Runs the works in the home: coordinates the trades, organises the order of the work and checks each stage before moving on to the next.
Architect
Part of our regular team. When the renovation needs a project or technical documents, the architect drafts and signs them. For major works, the project and the fees are paid by the client.
During the works you get weekly follow-up and a single person in charge of communication.
Permits and paperwork: who does what
We handle them
The assabentat (notice of minor works), the street occupancy permit, waste management, the municipal fees for those procedures and utility connections or changes.
We support you
If the renovation needs a major works licence, you apply for it as the owner and we support you throughout the process. The same applies to the permission or notice to the residents’ association.
The architect steps in
When a technical project is required, our architect drafts and signs it. For major works, the project and the licence fees are paid by the client.

We organise the stages, the schedule and the materials, and prepare the permits and documents your works require.
Works and follow-up
Your Project Manager coordinates the project and the site manager runs the works and the trades. If additional work comes up, it is assessed, quoted and communicated to you. It is only carried out once you approve it.
Handover and snagging
Before handover we carry out functional checks and go through the home room by room.
How long it takes
As a guide, a full home renovation usually needs between 10 and 16 weeks of works, depending on size, condition, scope, materials, permits and decisions. The duration depends on each project; the actual date is set once scope, materials and permits are defined, and it is written into the contract.

Can I live at home during a full renovation?
In a complete renovation it is not usually advisable, because work on installations, kitchen, bathrooms and floors may overlap. If the project can be done in stages, we look at it during the visit.
What happens if something turns up when walls are opened?
It is assessed, quoted and communicated to you before any work is done. It is only carried out once you approve it.
Who handles the permits?
It depends on the scope. We handle the assabentat, the street occupancy permit and waste management. If the renovation needs a major works licence, our architect prepares the documents and we support you through the process; in that case, the project and the fees are paid by the client.
Can I choose the materials and furniture?
Yes. Materials and finishes are defined with you before starting. If you ask us to supply furniture or appliances, they are itemised in the quote.
Do you do 3D design before the works?
Yes, once the quote has been approved. If you need it earlier, the render is charged and then deducted.
