Comprehensive renovations in Gràcia
We renovate flats in buildings where the lorry cannot reach the entrance and every load goes up the stairs. How the works get in, and how they get out
In Gràcia this is not a detail of site organisation. It is the line item that makes two quotes for the same scope look nothing alike. We measure it before we quote, not once it has been signed.
Rubble is heavy, and it comes down by hand
Stripping out a home generates a lot of sacks, and in a building with no lift each one comes down the stairs on someone’s shoulder. That is hours of labour, and hours are charged for. There is no trick to it: the only thing you can do is plan it properly — bring it down in batches, bag it at source so dust does not spread through the stairwell, and match the removal to how the skip is filling up.
What can be avoided is the surprise. On the site visit we count the floors, measure the width and the half-landings of the staircase and check for tight turns, which is what really limits what will fit.
The vehicle, the street and the timings
There are streets in Gràcia a lorry simply cannot get down, and pedestrian routes where vehicles are only allowed in at certain times. When the vehicle has to stop fifty metres away, someone covers those fifty metres pushing a trolley.
We check it beforehand: where it can stop, at what times, whether a parking bay has to be reserved and where the skip fits without blocking the way.

What will not fit up the stairs
A bathtub, a single-piece worktop, a pre-assembled unit or a large-format slab come in sizes that do not negotiate with a landing.
When something will not go in there are three ways out: order it flat-packed and assemble it inside, switch to a solution that does fit, or hoist it up the façade, which is expensive and needs a permit. All three are legitimate; what is not is finding out on the day the material is delivered.
What the flats are like, and what can be done with them
Here the job is rarely about knocking partition walls down on a grand scale. It is about making every metre do two jobs.
- Little floor area, which is why every decision counts twice. In a compact flat, moving the bathroom thirty centimetres decides whether a wardrobe fits in the hallway or not. That is why the layout is set out with real measurements and the furniture drawn in, rather than a pretty plan you then have to start taking things out of.
- Where the ceiling is high, you get a wardrobe for free. That headroom is storage: storage platforms above the hallway and above the bathroom, wardrobes that run right to the top, high-sleeper beds where the room allows. - A small light well dictates the bathroom and the kitchen. When the light well is a narrow one, ventilation stops being a formality: an internal bathroom needs extraction that genuinely works, and an extractor hood needs to know where it discharges before you decide where the hob goes.

What the works include
It is contracted as a whole because it is one single job: each trade depends on the one before. If all you need is the bathroom, has its own page, as do kitchen renovations. And if what you are renovating is a ground-floor commercial unit, that is covered by commercial renovation in Barcelona.
- Demolition with bagging at source and rubble brought down the stairs in batches.
- New installations: consumer unit with separate circuits, plumbing with accessible isolating valves, drainage laid to fall and ventilation with a defined route.
- Layout: lightweight partitions, dry lining and the routes for the new services.
- Kitchen and bathroom: waterproofing, wall tiling, sanitaryware, units made to fit the actual space and taps.
- Finishes: flooring, paint, joinery, fitted wardrobes, lighting and finishing details.
- Coordination: the site manager runs the works and the follow-up; the office handles purchasing, invoicing and paperwork.

What it costs and how long it takes
The starting point is the standard band we publish in comprehensive renovations in Barcelona: €750 to €1,050/m², alongside the other four bands. Indicative, like any figure given without having set foot in the property.
And here is a warning you will not see in many quotes: in a building with no lift and the vehicle parked far away, the cost per metre tends towards the top of the range, and not because of the materials. It is the labour of carrying. A Gràcia quote that comes in clearly below one for an equivalent flat in a building with a lift has either not counted that work, or intends to charge for it later as an unforeseen extra.
It also works the other way round: because the floor areas are small, the total usually comes to less than for a large flat even though the price per metre is higher. The number that matters is the quote total, not the €/m² on its own.
On timing. We publish that a comprehensive renovation of 60 to 80 m² may need between 8 and 12 weeks. That is a guide, not a scheduling commitment: the real one is set by milestones after the site visit.

The building has no lift. Does that push the price up a lot?
It pushes up the labour, not the materials, and by how much depends on the floor and on the staircase. That is why we measure it on the visit: floors, width, half-landings and turns. What we do not do is give you a figure without having looked and then adjust it afterwards: that is not a quote, it is bait.
My street is pedestrianised. Can you still work there?
Yes, allowing for the hours when vehicles are permitted and for where the vehicle can stop. We check beforehand whether a parking bay has to be reserved and where the skip fits without blocking the way. It is one more piece of admin, not an obstacle; what it does do is dictate when material comes in and goes out during the day.
Will a bathtub fit up my staircase?
Sometimes not, and it happens more often than you would think: what usually stops it is not the width, it is the turn at the landing. When it will not fit, it is ordered flat-packed, swapped for a shower tray — which also gains usable space in small bathrooms — or a different size is found. It is decided before anything is bought.
The bathroom has no window, it only opens onto a small light well. Can it still be renovated?
Yes, as long as the extraction is properly sorted. In a narrow light well natural ventilation is not enough and you need mechanical extraction with its route and its outlet defined, not a fan stuck wherever it happened to fit. It is set out with the ceiling open, because that is when you can see where the duct can run.
There are twelve of us in the building and no concierge. Who do you talk to?
Whoever the residents’ association nominates: the chair, the managing agent or the neighbours on your landing. The title matters less than telling people before we start about the schedule for noisy work and the days with the most material moving through. In small buildings almost every conflict is avoided with a conversation beforehand and by leaving the stairs swept every afternoon.
Can a renovation be done with less noise and less dust?
It can be reduced a great deal, and in a small building it matters more than anywhere else: extraction on the cutting tools, bagging at source, sealing off areas with sheeting and concentrating the noisy work into agreed time slots.
