What we do in El Clot
Comprehensive home renovations — stripping the flat out and putting it back together, with new services and an itemised quote — and partial renovations, which here are half the work: plenty of people in the neighbourhood do not want a whole job, they want the bathroom, the kitchen or the flooring.

What decides which one suits you is not the catalogue: it is the condition of the services. If walls have to be opened to replace pipework and cabling, doing the bathroom on its own works out expensive twice over.

Two ages of building on the same street
El Clot was part of the municipality of Sant Martí de Provençals, annexed to Barcelona in 1897, and it keeps an old centre of irregular streets and low buildings. On top of that centre the blocks of the 1960s and 1970s went up. Two consecutive entrances can date from 1890 and 1968, and they are neither quoted nor built the same way.
The old village centre
A narrow staircase, no lift in many of these buildings, load-bearing walls that really do bear the load, and small light wells with room for exactly what is already in them. The services have been added on top for decades, and under the plaster you find chases cut and recut, cabling with no conduit and pipework in a material nobody installs any more.
All of that can be renovated and it comes out very well. What cannot be done is give a price without having looked at where each soil stack ends up and which wall is a partition and which is not. Here the site visit is not a commercial courtesy: it is half the price.
The 1960s and 1970s block
A rigid, predictable layout: a long corridor, a closed kitchen at the far end, an internal bathroom with no window and a consumer unit designed for a home that had three sockets. It sounds bad and it is not: these are flats that take a new layout well, because almost no partition is structural and the wasted square metres are in the corridor, which is the easiest place to win back.
The critical point is ventilation. A room with no window needs extraction that genuinely works, with its own duct and its own outlet, and not a unit pushing air against a partition wall. When that is done badly, the damp is back the following year and it takes the new tiling with it.
A before and after, told through its decisions
On one job in the neighbourhood we found a heavily used wet area that was asking for more light, finishes that are easy to keep clean and a sense of order you could see from the door. The result — white tiling, a band of colour at mid height, grey flooring and a wall-hung unit — did not come out of a catalogue: it came out of a sequence of decisions.
And the sequence does not start with the tile. It starts with the condition of the walls and the floor, the ventilation, the water supply points and the electrical installation. In buildings with layers of earlier renovations on top of one another — and El Clot has plenty — you find patches, badly sealed junctions and levels done by eye that later make the tiling difficult. Checking that the walls are plumb before tiling is what stops the joints wandering in large-format tiles.

How we run a project
There is no one person here who does everything. You talk to two people and you know which one for what: the site manager, who runs the works and the follow-up, and administration, who handles purchasing, invoicing and paperwork.

- Visit and measurements. Soil stacks, ventilation, the consumer unit, light wells and access. And a photograph of everything you cannot see from the corridor.
- An itemised quote. Separate sections, with no “miscellaneous” bucket to hide what gets argued about later.
- Paperwork and the residents’ association. We check what the scope calls for and give the building notice before we start, not on day one.
- Protection and waste removal route. On a narrow staircase this is decided in advance: what goes up assembled, what goes up in pieces and how the rubble comes down.
- Phased execution. Demolition, services, waterproofing of wet areas, tiling, fitting out and finishing off.
- Handover. What has been installed is tested, the flat is checked room by room and whatever documentation applies is handed over.
What it costs and how long it takes

A standard comprehensive renovation runs from €750 to €1,050/m², one of the five bands published on comprehensive renovations in Barcelona. It is there to give you a bearing; the real figure comes out of the site visit.
In El Clot the variable that matters most is the age of the building. In the old centre the cost goes on what turns up when you open up and on the logistics of a staircase that almost nothing fits down. In the 1960s block it goes on the services, which are replaced in full even when the flat looks sound. So if you are weighing up a partial job, it is worth deciding it knowing what happens to the rest of the house in three years’ time.
On timing. A comprehensive renovation takes between 6 and 12 weeks as a guide, and considerably less if the job is partial. It is not a scheduling commitment: it is set by milestones after the visit.

My bathroom has no window. What can be done?
Sort out the extraction properly: its own duct with a valid outlet, enough flow and a unit that can be serviced without breaking the ceiling. That is what decides whether the new tiling holds up or the damp comes back. It is studied at the visit, because it depends on where the air can get out in your building.
I only want to swap the bath for a shower tray. Do you do that?
Yes. It is a short job, but it is not cosmetic: the tiling and the floor in that area are taken up, the waste is checked, the area is waterproofed and it is all tested before closing up. What we do not do is lay a tray on top of what is already there and call it a renovation.
I live in the old centre, with no lift and a narrow staircase. How does the material get in?
It is measured first. We check what goes in assembled, what has to go up in pieces and how the rubble comes down, and the route and the timings are agreed with the building. When this is improvised, whole days are lost and the entire building ends up annoyed.
If an old soil stack turns up when you open up and has to be replaced, who pays for it?
It depends on whether it is a private or a communal element, and that is not for us to decide: it is decided by the residents’ association, going on what their own technical adviser says. What we do is spot it at the visit whenever it can be seen, flag it the moment it appears, and carry out none of it until it has been assessed, quoted and approved.
Do I need a permit for a job like mine?
It depends on the scope and on what it affects. Changing finishes is not the same as touching communal services or moving the layout. It is settled before the work starts and we go over it with you; there is a guide in what paperwork your project needs.
How many days will I be without hot water or without a kitchen?
