Comprehensive renovations in Sant Martí

In Sant Martí you can cross a street and change century: on one pavement there is a pre-war workers’ building and on the other a tower handed over twenty years ago. Start by knowing which building we are talking about

Sant Martí has ten neighbourhoods and they are nothing like one another. Before asking for a quote it helps to know which one you are in, because almost everything follows from that: whether the services have to be redone, whether the lift will take an assembled kitchen unit, whether the residents’ association has works rules and whether a lorry can park outside the entrance.

And if you live in Camp de l’Arpa, in Provençals, in la Verneda or in el Besòs? We work across the whole district; those neighbourhoods simply do not have a page of their own yet. Tell us at the site visit and we treat it just the same.

What we do in a Sant Martí renovation

We renovate whole homes and commercial premises. In a home the usual job is a complete renovation: the flat is stripped out, the services are redone, the layout is changed if it needs to be and everything is fitted again, with the quote itemised from the start. If you only need one part of it, each job has its own page and its own team: kitchen renovations, bathroom renovations, parquet and flooring, painting and electrics. What we do not do is send each trade in on its own and leave you to coordinate them. A renovation is contracted as a whole because the problem is never inside one trade: it is where two of them meet.

Four ages of building in one district

This is not local history: it is what decides the quote. Sant Martí was an independent municipality until 1897 and since then four different things have been laid over it, and today they sit two hundred metres from one another.

When someone tells us they have asked for three quotes and there are twenty thousand euros between them, the problem is almost always here: they have not all looked at the same age of building with the same care. That is why the site visit comes before the quote and not after.

  1. Before 1936. A two- or three-storey workers’ building, often with no lift, with load-bearing walls, timber or steel joist floors and services patched over the plaster for decades. Here the works begin by opening up and finding out. It is the kind of building you see most in the old centre of El Clot.
  2. The 1960s and 1970s. Housing blocks with a rigid layout, a long corridor, an internal bathroom and a consumer unit that falls short of what gets plugged in today. They take a new layout far better than they look as though they would, but the services go in their entirety and that is not up for negotiation.
  3. The industrial conversion. Industrial units, open-plan floors and buildings built for another use and adapted to homes or offices: high ceilings, columns that do not move and structures designed for loads that are not those of a house. We go into it in Poblenou.
  4. From 2000 onwards. A recent development: the services work, the finish is sound and what is asked for is not a rebuild, it is a reconfiguration. In return the building has a residents’ association, a concierge and rules in writing. We go into it in Diagonal Mar.

What it costs and how long it takes

We give a price per square metre and it is published. Here we quote it and link to the page that maintains it, so there are never two versions of the same figure.

A standard comprehensive renovation runs from €750 to €1,050/m², and it is one of the five bands we publish on comprehensive renovations in Barcelona, from a partial update through to a bespoke renovation. It is a reference to get your bearings, not a quote: the real figure comes out of the site visit.

In Sant Martí what moves that figure most is the age of the building. In a 1960s flat with the services worn out, the expensive section is inside the wall and you cannot see it when the job is finished. In a recent development the opposite happens: the services are left alone and the money goes on joinery, finishes and lighting. Two projects of the same size, two different quotes, and neither of them is inflated.

On timing. A comprehensive renovation usually takes between 6 and 12 weeks, depending on floor area, layout changes, the condition of the services, the scope and the level of finishes. It is a guide, not a scheduling commitment: the real schedule is set by milestones after the visit.

My neighbourhood has no page. Do you work there all the same?

Yes. We work across the whole of Sant Martí: Camp de l’Arpa, Provençals, Sant Martí de Provençals, la Verneda i la Pau, el Besòs i el Maresme, la Vila Olímpica and the rest. A neighbourhood not having a page of its own only means we have not written it yet, not that we do not go there.

My flat is in La Sagrera. Is that Sant Martí?

No. La Sagrera belongs to the Sant Andreu district, even though it is a step away from El Clot and plenty of people take it for Sant Martí. It has a page of its own, covering what shapes a renovation there.

I have asked for three quotes and they look nothing alike. How do I compare them?

By looking at the items, not the total. Two quotes with the same final figure can contain very different services inside, and the difference only shows up once the wall is already open. We explain it with examples in how to compare quotes and spot inflated items.

What paperwork does my project need?

It depends on the scope and on what it affects: changing finishes is not the same as touching communal services, the layout or the façade. Which notification or which licence is needed is settled before starting, not halfway through, and we go over it with you at the visit. There is a guide in what paperwork your project needs.

Do you renovate commercial premises, or only homes?

Both. In the district we have done a commercial project with an activity open to the public, which is the one that carries the most paperwork: the works and the activity run along separate tracks and it is worth knowing that before signing a lease.
