What changes from one neighbourhood to another
Renovating is the same trade across the whole city. What changes is the building, and the building decides the order of the works, the logistics, the timeline and much of the quote.
The building and its era. A 1900 building in Ciutat Vella has Catalan vaulting and load-bearing walls; a 1960s one in Nou Barris has beam-and-block floors and single-skin brick partitions; a 2005 block in Diagonal Mar comes with the services already in.
Access and the residents’ association. The lift a bath will not fit into, the courtyard where nothing can be stored, the narrow street where the skip takes up a lane: these are days on site, not paperwork.
What turns up once you open up. In flats built before the seventies, under the plaster you find surface wiring and exposed pipework. That is why the site visit locates risers, soil stacks and vents before we quote. And if extra work comes up during the project, it is assessed, quoted and sent to you: it is only carried out once you approve it.
The paperwork. It depends on the scope and on what the works affect, not on the neighbourhood; what does change with the building is how sensitive it is: protected features, façade, common areas. What is needed is established before we start, and we go through it with you at the visit.

A standard comprehensive renovation falls in the range of €750 to €1,050/m². That is the range we publish, along with the other price bands, in comprehensive renovations in Barcelona. It is a guide: the real figure comes out of the visit, and what moves it most is almost never the finishes but the services and the building’s logistics.
On timing. A comprehensive renovation usually takes between 6 and 12 weeks depending on square metres, layout changes, the state of the services and the level of finish. It is a guide, not a scheduling commitment.

Do you work across the whole of Barcelona or only in those sixteen neighbourhoods?
Across the whole city. The sixteen have their own page because that is where we have done the most work; they are not a boundary.
Does the price change depending on the neighbourhood?
The price per square metre is not set by the neighbourhood: it is set by the state of the services, the scope and the level of finish. What does change with the building is the logistics, and that goes in as its own line item, not hidden in the total.
How do you manage things with the other residents?
With a noise schedule, daily protection of the entrance hall and lift, an agreed waste removal route and a clean-up at the end of every day. If communal soil stacks or risers have to be touched, it is put to the residents’ association in advance.
